Selling your property can be a stressful time for all parties involved and therefore, to make this process as efficient as possible, you should be aware of the following:-
Leasehold Property Enquiries
Your solicitor will require Leasehold Property Enquiries to be completed by London Block Management, on behalf of Althorpe Grove Freehold Limited; these enquiries are asked on behalf of your buyer(s) and will most typically be requested in form LPE1 as launched between the Conveyancing Association and the Law Society.
London Block Management will respond to each enquiry as comprehensively as possible and their current fee for providing Leasehold Property Enquiries is £400.00 plus VAT (NB. this fee also covers any additional enquiries which your solicitor / your buyer(s) solicitor may have, arising from their initial replies).
Full replies to the Leasehold Property Enquiries will be provided to your solicitor by London Block Management within 48 hours (or two business days) upon receipt of cleared funds.
Licence to Assign
Clause 3(ii) of your Lease states that you cannot sell your property without the prior written consent of Althorpe Grove Freehold Limited.
Such consent will be given by Althorpe Grove Freehold Limited in the form of a Licence to Assign by its solicitors, Hodders Law of 50 Station Road, London NW10 4UA.

Clause 3(iii) of your Lease states that upon completion of the sale of your property, you must transfer your share in Althorpe Grove Freehold Limited to the buyer(s).
In order to transfer your share, you will be required to send the original Share Certificate (or an Indemnity for a Lost or Destroyed Certificate if the original has been lost or misplaced) and a duly signed and dated Stock Transfer Form to the Company Secretary, Mr. David Maher of Lees Buckley & Co Chartered Accountants whose address for service is at Unit 16, Northfields Prospect Business Centre, Putney Bridge Road, London SW18 1PE.

Notice of Assignment
Clause 3(v) of your Lease states that you must give Notice of Assignment within 28 days upon completion of the sale of your Flat together with a registration fee of £35.00 plus VAT; such notice is most typically given by the buyer(s) solicitors.
Notice of Assignment should therefore be sent to Althorpe Grove Freehold Limited C/O London Block Management together with a cheque for the registration fee made payable to ‘London Block Management’ in the first instance.
